Walnut Creek Planning Commission Set to Talk Skyzone Trampoline Park

On August 14, the Walnut Creek Planning Commission is set to discuss approving a Conditional Use Permit for a Skyzone Trampoline Park.

If approved, Skyzone Trampoline Park would be located at 2800 Ygnacio Valley Rd, Building B. The park would be a 27,451 square foot indoor trampoline park within the Orchards Shopping Center. The applicant is Rebecca Nikolai.

Staff recommend the Planning Commission adopt the proposed resolution.

PROJECT AND SITE DESCRIPTION

The 27,451 square-foot one-story building site is located on Ygnacio Valley Road within the center of the Orchards Shopping Center formerly occupied by Stein Mart. The 27,451 sq. ft. ground floor features an arcade, air court, dodgeball, and toddler area. The 5,294 sq. ft. mezzanine area features assembly spaces like party rooms and rest areas (chill zones). No changes are proposed to the exterior or landscaping as part of the proposed application. Signage will be submitted separately with a sign permit.

Access to the Orchards Shopping Center is gained from existing driveways located off N. Via Monte, Ygnacio Valley Road, Shadelands Drive and Oak Grove Road. The site is surrounded by a mix of commercial and restaurant uses within the Shopping Center. The Orchards is surrounded by the Shadelands Office Park to the north and west, office, retail and residential to the north and Encina Grande Shopping Center to the east across Ygnacio Valley Road.

Use

The proposed Sky Zone business is an indoor recreation and entertainment facility that offers a range of physically engaging activities such as trampoline jumping, dodgeball, ninja courses, slides, and sports courts, all within a fully enclosed commercial space. The facility includes designated areas for toddlers, party rooms for birthday and corporate events, and operates under a timed, ticketed entry system to manage occupancy and ensure safety. Sky Zone will be open Monday through Friday from 10:00 a.m. to 9:00 p.m., Saturday from 10:00 a.m. to 10:00 p.m., and Sunday from 10:00 a.m. to 9:00 p.m., with programming tailored to different age groups throughout the week. The park offers a fuel zone concession stand where prepackaged food is sold. No prep is required; the menu includes items such as prepacked ice cream, snacks, drinks, and premade pizzas that are warmed. Guests are not allowed to bring outside food or beverages. All Sky Zone employees are thoroughly screened with background checks. Sky Zone complies with all standards issued by ASTM International (the industry’s governing body) as they relate to

regulation and safety of indoor trampoline parks. Skyzone offers a seating area (fuel zone) where guests can eat while observing play activities. No alcohol is proposed or allowed. The business plan for Skyzone.

Site Layout

Sky Zone will occupy an existing vacant tenant space formerly occupied by Stein Mart. The proposed floor plan (Attachment 4) includes multiple trampoline-based attractions such as a main court, dodgeball area, Sky Slam basketball, air court, warrior course, toddler play area, zip line, and other interactive zones. Support areas on the ground floor include a check-in and reception area near the storefront entrance, a fuel zone with spectator seating, an arcade, multiple party rooms, restrooms, staff offices, storage areas, and an employee breakroom. A mezzanine level on the second floor provides additional spectator seating (“Chill Zones”), six party rooms and circulation space. All activities are located indoors, and no exterior modifications are proposed as part of this application.

Parking

The Orchards Shopping Center provides approximately 773 shared parking spaces, resulting in a parking ratio of roughly 3.9 stalls per 1,000 square feet of building area.

Conclusion

Staff supports the proposed application and has included relevant findings in the draft resolution. The site is suitable because the proposed use is consistent with a variety of other uses onsite, and the existing commercial and restaurant uses located in the complex. There is adequate parking for the proposed use, as well as other existing tenants on the property. Other uses, within the Orchards Shopping Center will not be negatively affected, as a recreation and entertainment within a building due to being fully enclosed, adequate parking, and no alcohol sales is a low impact use in terms of noise and traffic.
