Oakley City Council to Discuss 83-Home Housing Project

On Tuesday, the Oakley City Council will discuss a General Plan Amendment that could bring an 83 unit single family residential subdivision to the City of Oakley.

The proposed 9.99-acre land is located a 2092 Oakley Road where the applicant is seeking a general plan amendment from commercial to residential medium. This would create an 83 single family residential lots, additional on-site parking, a toddler park, community gathering areas and other improvements.

This application dates back to March 22, 2022 (see minutes) when the applicant brought the project forward to discuss three concepts and to discuss the merits of this potential project.

The proposed project would include amending the General Plan Land Use Designation of an underutilized commercial site currently occupied by two homes and a vineyard to a fully developed single-family residential subdivision operated by a homeowner’s association. All homes are proposed as two-story structures with front porches loaded onto landscaped pedestrian pathways and rear garages loaded onto the neighborhood’s streets. Fourteen of the homes are proposed to have their porches front onto Oakley Road. Those home’s garages would also be at the rear of the homes and accessed from the interior street.

According to the city, the project designation allows for a density between 5.5 and 9.6 dwelling units per gross acre—the project is proposed at 8.3 dwelling units per acre.

3370 Main Street Remodel Design Review

This is an application by Daniel Cosgrove (“Applicant”) requesting Design Review (DR 09-23) approval for a proposed remodel of two commercial tenant spaces at 3370 Main Street (“Project”). The exterior portion of the remodel that is subject to design review includes a new front entrance, storefront windows and doors, the addition of brick to the front façade, a new metal awning, and new paint colors. The project does not include any additions or other forms of expansion to the existing buildings and has been submitted as part of a greater tenant improvement project. The project site is located at 3370 Main Street and is zoned SP-4 (Downtown Specific Plan) District.

Tu Jalisco Restaurant Full Alcoholic Service

The applicant is seeking approval of a Conditional Use Permit (CUP) to facilitate their request for a Type 47 License from the California Department of Alcoholic Beverage Control (ABC), which permits the sale of beer, wine, and distilled spirits for consumption within the restaurant. ABC will not formally review an Alcohol License Application until the applicant has gone through the local agency process. ABC considers the City’s approval as part of their application review, but it is at their sole discretion to approve or deny an Alcohol License Application. The location currently has a license for the sale of beer and wine for consumption at the restaurant. The distilled spirits would be stored in the “back of house” area of the restaurant, outside of the dining room.

They should do another 7-11 and storage units in tandem. That would be glorious; and if any clubs want to use the 7-11 or storage units they get charged a higher price.

A picture of a 7-11 right next to the current 7-11 should be the new Oakley official seal. Oh that, and the scruffy dude that does drug induced Tai Chi in city park before he goes across the street to try to steal stuff from Grocery outlet.

83 unit single family residential subdivision to the City of Oakley, with a minimum of 3 cars per family that adds up to 249 additional vehicles on the roadway in dear little Oakley.

What changes to to median on Oakley Road? Are they expecting all the traffic to take a right only and then do a u turn at Montevino? If so that would be crazy. A traffic study needs to be done.
